DOOR 1The new EC
Brand new, priced below comparable private launches, and grants may help. In exchange: eligibility rules, a wait for keys, and a minimum stay before you can sell (the MOP, five years).
Best when you qualify comfortably, can wait for completion, and plan to stay put well past the minimum.
DOOR 2The resale condo
Keys now, no eligibility rules, and you can see exactly what you're buying, including the view and the neighbours. In exchange: an older building, and no new-home discount.
Best when your timeline is short, you value certainty, or the nearby resale market is quietly well priced.
DOOR 3The suburban new launch
Private from day one, no EC rules, newest layouts. In exchange: usually the highest price of the three for the same area, and the same wait for keys.
Best when you don't qualify for the EC, or freedom to sell on your own schedule matters more than the discount.
The eligibility rules have a few moving parts and they change from time to time, so we check them with you in the comparison rather than printing figures here that could go stale.
